MS Utopia cruise ship (scheduled for launch in 2021) has a maximum capacity of 900 passengers plus 600 crew and staff. The vessel is owned by the US company Utopia Residences and features 199 balcony suites (cruise condos), which are privately owned residences ranging from 130 to 613 m2 (1400–6600 ft2). Additionally, the ship has a separate section comprising two lower decks designed as a 218-room hotel (also owned by Utopia Residences), with accommodations that can be rented like hotel rooms for limited periods.

The ship’s 199 apartments (condos) are sold as permanent private residences. Owners do not acquire any share of ownership in the vessel itself. The smallest “cruise apartment” (130 m2 with 2 bedrooms and 2 bathrooms) costs approximately USD 4 million, while the largest condos (613 m2 with 4 bedrooms and 3 bathrooms) are priced between USD 30–36 million, depending on deck location. The annual maintenance fee for ship residents is ~4.5% of the property’s listed price.

Utopia’s 199 private residences are located across all 7 cabin decks (Decks 8 through 15) out of the vessel’s total 16 decks. These residential decks were designed to provide optimal views, maximum comfort, and convenience for VIP passengers and owners.

Utopia Residences deck plans were developed by leading interior designers, as well as renowned marine architects and naval engineers. Cabin and suite floor plans vary in size and layout to suit owners’ personal requirements. Residential deck cabin categories include: Utopian Suites (Decks 14–15), Royal Cup Suites (Decks 10–11–12), Regatta Suites (Decks 8–12), Symphony Suites (Decks 9–11), Carnevale Suites (Decks 8–12), and Olympian Suites (Decks 8–12).

All public venues on MS Utopia’s upper (residential) decks feature floor-to-ceiling, wall-to-wall windows. The liner has six private elevators connecting only the residential decks. Lower decks—housing hotel rooms, dining, entertainment, leisure venues, and crew areas—are served by 12 additional lifts. The exclusive residents-only venue, The Club, is a two-deck complex (Decks 15 and 16) with a bar lounge, dining room restaurant, and sports facilities (indoor gym and a separate studio for classes).

The cruise ship features two MDRs (main dining rooms), two specialty restaurants, a theater/show lounge, a casino (with gaming tables and slot machines), a large wellness complex/spa and fitness center (1486 m2 / 16,000 ft2), a disco nightclub, and several indoor and outdoor lounges and bars, including poolside venues. The Sun Deck offers two swimming pools and two cantilevered jacuzzis (large whirlpool hot tubs with glass walls overlooking the sea). Additional facilities include a bow-located helideck (helicopter landing platform for emergencies), eight tender/lifeboats, and two rescue boats.
